Banks look at two things: your ability to repay, and your financial history. Preparing three to six months ahead improves your chances a great deal.

1. Assess yourself first

A common rule is that the monthly payment should stay under about 30–40% of income. Include other debts such as car payments or credit cards. This is only a guide; the real terms depend on each bank.

2. Prepare the documents

  • Copies of your ID card and house registration
  • Payslips for the last 3–6 months, or a salary certificate
  • Bank statements for the last 6 months
  • Self-employed: business registration, 12 months of statements and other proof of income
  • From the project: the sale and purchase agreement and a copy of the title deed

3. Apply to several banks at once

Apply to two or three banks together to compare rates, loan amounts and fees. Banks usually take one to three weeks to decide.

Common mistakes

  • Taking on new debt before applying, such as a car or instalment purchases
  • Irregular deposits, or emptying the account every month
  • Late credit card payments in the 12 months before applying
  • Not asking the project about transfer-day costs, and coming up short
